How we structure our fees
We typically work on a percentage of the construction cost, so our fee scales with the complexity and scope of your project. For residential extensions and refurbishments, fees for a full-service are typically around 8% of the construction cost — though this varies depending on the level of involvement you need.
For clients who want drawings for planning permission only, we can agree on a fixed fee for that stage. This gives clarity upfront before you commit to the full project.

As a small RIBA Chartered practice, we offer a personal, hands-on service at fees that reflect our lower overheads — without compromising on design quality or professional standards.
What’s included
Our fees cover the full design and planning process — from initial feasibility through to planning permission and building regulations. A full service covers all RIBA work stages, while a planning-only service stops at Stage 3, giving you flexibility depending on how much support you need.
Additional consultant fees (structural engineer, energy assessor) are separate, and we’ll advise you on likely costs early on.
