Bude Haven House is a thoughtful and sensitive conversion of a long-established guest house into a series of high-quality homes. KS Architecture was appointed to lead the design and planning process for a full Material Change of Use to residential, transforming the former hotel into:
-
One 6-bedroom family dwelling with a self-contained annexe, and
-
Three independent 1-bedroom apartments.
A Conversion of a guest house to a family home and rentals.

Design Response

The design approach focused on re-using the existing structure while improving the building’s efficiency, comfort and long-term sustainability. Each new dwelling was carefully planned to maximise natural light, reorganise circulation, and enhance privacy while maintaining the character of the original property.

KS Architecture prepared the full planning submission, coordinated supporting documents, and ensured the proposal met all relevant policies for residential conversion within Bude and the wider Cornwall context. The result is a balanced scheme that provides high-quality homes, brings a large building back into meaningful use, and integrates sensitively with the surrounding residential neighbourhood.

This project reflects our commitment to revitalising existing buildings, creating sustainable homes, and delivering well-considered design solutions for complex change-of-use applications across Cornwall.
