Bude Haven House is a thoughtful and sensitive conversion of a long-established guest house into nto a residential-led development comprising a six-bedroom dwelling with a self-contained annexe and three one-bedroom apartments.

Located within a sensitive residential context in Bude, Cornwall, the project required a carefully considered planning strategy to support a material change of use.

KS Architecture were appointed to develop a robust architectural and planning-led solution that balanced policy compliance, residential amenity, and long-term viability.

Design Response

​

The design approach focused on re-using the existing structure while improving the building’s efficiency, comfort and long-term sustainability. Each new dwelling was carefully planned to maximise natural light, reorganise circulation, and enhance privacy while maintaining the character of the original property.

KS Architecture prepared the full planning submission, coordinated supporting documents, and ensured the proposal met all relevant policies for residential conversion within Bude and the wider Cornwall context. The result is a balanced scheme that provides high-quality homes, brings a large building back into meaningful use, and integrates sensitively with the surrounding residential neighbourhood.

Client Brief & Constraints

The client sought to repurpose an underutilised hospitality building into high-quality residential accommodation, maximising the site’s potential while responding to planning policy, neighbouring properties, and access constraints.

​

Key considerations included the principle of residential use, the relationship between units, private amenity provision, and ensuring each dwelling achieved acceptable levels of daylight, outlook, and internal space standards. The project also required clarity around unit classification, annexe use, and infrastructure implications.

Technical Considerations

​

The project required a detailed understanding of Building Regulations implications for existing buildings, including thermal upgrades, fire safety strategy, and acoustic separation between units.

 

KS Architecture  coordinated technical input to ensure the scheme could be delivered compliantly and efficiently.

Outcome

The approved scheme unlocks the long-term residential value of the site, providing a mix of dwellings that respond to local demand while making effective use of an existing building.
